Are you a non-resident landlord in receipt of Irish rental income?
On 1 July 2023, the online Non-resident Landlord Withholding Tax (NLWT) system was brought into operation. The purpose of the new system is to simplify the process of remitting withheld tax by tenants or appointed collection agents to Revenue on behalf of a non-resident landlord.
As a non-resident landlord, compliance with the new system can be achieved by implementing any one of the three options outlined below.
Option 1
The tenant deducts 20% of the rental income and remits it to Revenue directly. The non-resident landlord is obliged to file an Income Tax Return in Ireland.Option 2
The appointed collection agent deducts 20% of the rental income and remits it to Revenue directly. The non-resident landlord is obliged to file an Income Tax Return in Ireland.Option 3
The appointed collection agent assumes responsibility for returning the relevant tax information and tax payable to Revenue on behalf of the non-resident landlord. No tax is deducted at source, and the non-resident landlord is not obliged to file and Income Tax Return with respect to their rental income. If you are looking for a collection agent, or if you need any assistance with the filing of your tax return, please complete the contact form below and one of our Trojan Tax advisors will be in touch.
